SHORT-TERM FURNISHED RENTAL AGREEMENT
This Short-Term Lease Agreement ("Agreement") is made and entered into by and between the
property owner/landlord ("Landlord") and the tenant listed below ("Tenant").
PROPERTY: 22 Hockanum Road, Northampton, Massachusetts
TENANT: Kareem Aboughazala & Yara Sadek
1. TERM OF LEASE
The rental term will begin on April 20th, 2026 and end on June 28, 2026 ("Rental Period"). Tenant agrees
to vacate the property by 10:00 AM on the end date unless otherwise agreed in writing.
2. RENT, DEPOSIT & FEES
Monthly Rent: $3,000
Total Rent Due for Rental Period: $6,900
Rent is due upon signing this agreement. A receipt will be provided.
Security Deposit: $1,000 – due no later than one week prior to check-in. Deposit will be refundable
within 14 days of checkout pending property inspection and any deductions for damages or excess
cleaning.
Cleaning Fee: $150 – non-refundable, due with rent.
3. CANCELLATION POLICY
• Full refund if canceled 30 days or more prior to start date.
• If canceled less than 30 days prior, landlord will be paid for all nights within the agreed rental term.
4. OCCUPANCY & USE
The property is to be used solely as a furnished residential dwelling by Tenant. No additional occupants
or guests may stay without landlord’s written approval.
Tenant agrees to maintain the property in good condition, follow all house rules provided, and return
premises in the same condition as received, normal wear and tear excepted.
5. UTILITIES & SERVICES
Unless otherwise stated, rent includes basic utilities and furnishings. Tenant will not modify installations
or remove any furnishings without permission.
6. DAMAGE, LIABILITY & HOUSE RULES
Tenant is responsible for any damage caused during the stay by themselves or their guests. Smoking,
illegal activity, or disturbance to neighbors may result in termination of stay with no refund.
Tenant agrees to follow all check-in/out procedures, lock doors, and treat property with respect.
7. GOVERNING LAW
This lease is governed by the laws of the Commonwealth of Massachusetts.
